SELLING A RESIDENTIAL PROPERTY

When selling property, by law no marketing or advertising can commence until the agent has the contract for Sale. Dubbo Conveyancing can guide you through the sale process.

The sale process and steps:

  • Obtaining your instructions and identifying all parties

  • Ordering zoning certificate, sewer diagram from local Council

  • Ordering title searches and dealings

  • Preparing Contract for sale of land

  • Issuing a draft contract to yourself for approval, and then to your real estate agent for marketing and advertising

  • Arranging exchange of Contracts and attending to exchange

  • Liaising with the purchaser’s representative

  • Arranging discharge of mortgage and signing of transfer and other documents

  • Arranging settlement

  • Preparing and calculating settlement adjustments, arranging settlement and completing settlement.

  • Overseeing the change of title with Land and Property Information NSW

  • Reporting and updating you accordingly

PURCHASING A RESIDENTIAL PROPERTY

  • Advising you on payment of Stamp Duty or other Duty and any possible exemptions or concessions

  • Advising on requirements prior to exchange

  • Arranging exchange of Contracts and attending to exchange.

  • Making enquiries to various government authorities such as local Council

FIRST HOME BUYERS

To qualify as a first home buyer, you must be purchasing the first home you or your spouse have owned or co-owned in Australia, although there are some exceptions.

You must also move into the property within 12 months, and live there for at least six continuous months.

You must be:

  • an Australian citizen or a permanent resident of Australia

  • at least 18 years old.

Verification of identity required for Revenue NSW (first home buyers, grants etc) can be conducted by a local Justice of Peace (no cost for service) or at any Australia Post location (cost involved for service).
